Let’s talk open houses. Because if you’ve ever posted about one and barely anyone showed up, I know how frustrating that feels. You’re doing the work, creating the flyers, tidying up the home, and… silence. A few likes. Maybe a “Looks great!” comment from your friend.
When I started helping agents with marketing, I realized it wasn’t that their open houses were boring. It’s that they weren’t posting in a way that made people care.

Here’s what I’ve learned works way better:
Start Early and Build Curiosity
You can’t post the morning of and expect a crowd. Start 3 to 4 days before with teasers. A video sneak peek. A quick story walking into the kitchen. Say things like “You’re going to want to see this backyard” or “The layout in this one is unreal.” Build it up.
Make It About the Buyer
Instead of just listing the address and time, talk about who the home is perfect for. “If you’re looking for your first home in [neighborhood], come walk through this cutie on Saturday.” Give it some life. Help people picture themselves there.
Repost Reminders in Stories
The day before and the morning of, remind your audience it’s happening. Use countdown stickers, polls, questions—whatever you’re into. I’ve seen simple “Should I bring donuts to this open house?” polls get more traction than a flyer post ever did.
Show Up on Camera
If you’re comfortable, film a 30-second walk through or just hop on stories and talk to your followers like friends. “I’m setting up for my open house this Saturday and I have to show you this entryway…” That kind of content is what gets people to stop scrolling and actually show up.
Make the CTA Super Clear
Don’t just say “Open House this weekend.” Be specific. “Come walk through it with me Sunday from 1–3. I’ll be there to answer any questions and yes, there will be snacks.”
