A home needs more than specs and square footage to sell. It needs context, emotional connection, and strategy. If you are purely posting a picture of a home and writing about how many bedrooms it has, how are you going to show what is really special about it?

These five shifts can change the way your listings perform online:


1. You’re Selling Features, Not Feelings
Buyers respond to lifestyle. Instead of listing updates and finishes, guide them through the experience of living there.


Say this: “Imagine slow mornings in a sunlit kitchen with coffee and quiet.”
Not this: “Updated appliances, 3 beds, 2 baths.”


2. Your Marketing Voice Feels Too Generic


The best-performing posts feel personal. Speak in a tone that reflects who you are, not just what you’re selling. Walk through the space on video. Mention the small details that stood out to you. Make it real.


3. You’re Only Posting When It’s Live


Marketing starts before the listing is active. Share glimpses of staging day, the views from the backyard, or your prep checklist. A few well-timed posts can build anticipation and curiosity before it even hits MLS.


4. You Haven’t Identified the Ideal Buyer


Do not panic! Every home has a story and a target audience. If you think this listing is a hard one, just think clearly. Who would live there, create a persona in your mind. Once you move to creating the listing, mention who the space suits.
For example: “This home is perfect for a young family looking for more space near top-rated schools.”
Specificity attracts attention.


5. You’re Not Being Clear About What to Do Next
A strong call to action matters. Don’t leave your audience guessing.
Try: “DM me ‘tour’ and I’ll send you a private video walkthrough.”
or
“Click the link in bio to book your showing before it’s fully booked.”
